When a brochure says 270-acre biodiverse estate, the fair reaction is scepticism. Most green claims in Indian real estate are landscaping budgets with good photography. This one is older than the project sitting in it, which changes the conversation.
What is actually there
Karma Lakelands has been operating for around two decades as an eco-retreat off NH-48 in Sector 80, Gurgaon. The published numbers:
- 270 acres (1.09 million sq. metres) in total
- Roughly 200,000 trees across five forest zones
- 140+ recorded bird species
- An award-winning nine-hole golf course designed by Phil Ryan, plus a signature hole
- The course is irrigated with recycled water
- Permaculture farms, bee-keeping for natural pollination, an organic waste converter
Sobha Aranya occupies 31.28 acres of that, a little over one acre in nine. Phase 1 takes 14.81 acres and holds five towers with 524 homes.

Why the age of it matters
Trees take time. A developer who plants 200,000 saplings today has a nice press release and a thin canopy for fifteen years. Karma Lakelands already has the canopy, and with it the thing that follows canopy: birds, shade, measurably cooler air, and the quiet that comes from mature planting absorbing road noise.
The brochure lists these as benefits in a way that sounds like marketing but is mostly just physics:
- Naturally cleaner air
- Low-noise surroundings
- A no-honking environment inside the estate
- Flood-resilient site planning

The golf question
People assume a flat beside a golf course means golf access. Do not assume that. Course access and club membership are separate commercial arrangements from your apartment purchase, and they vary. If playing is part of why you are buying, get the terms in writing before you book, not after.
What you definitely get is the view, and the open space that a course guarantees will stay open. A fairway cannot be sold to a developer next year. That is worth something even if you never pick up a club.
What Sobha added on top
A 90,676 sq.ft. clubhouse, which is the largest in Sobha's Delhi NCR portfolio by a wide margin. Inside and around it:
- Six-lane Olympic-size swimming pool
- Heated pool, gym, squash and badminton courts
- Multipurpose hall, reading lounge, cards room, theatre
- Celebration lawn, bonfire circle, healing garden, play plaza
- Zen-themed hanging garden, forest grove, pet park, reflexology pavilion
The clubhouse runs partly on solar, with rainwater harvesting and an organic waste converter, consistent with the estate rather than bolted onto it.
The trade-off, stated plainly
Seclusion costs commute. NH-48 is about 2 minutes away and IMT Manesar around 5, which is excellent if your work sits on that axis. Cyber City is roughly 25 minutes and Golf Course Road closer to 30.
If you are in and out of central Gurgaon twice a day, this will wear on you. If you are not, and you work from home, work in Manesar or travel more than you commute, then you are buying 270 acres of mature forest for the price of a longer drive on the days you do go in.
What to verify on a visit
- Walk from the tower footprint to the clubhouse. That is the walk you will do most often.
- Ask which tower and which floor the view you are being shown comes from.
- Get the golf access terms in writing, separately from the flat.
- Ask who maintains the estate landscaping and how that is charged.
