If you are looking at Sobha projects in Delhi NCR, you will find eight addresses across Gurgaon and Greater Noida, six of them still selling. That is the easy part. The harder question is why a Sobha flat costs what it costs, and whether the answer holds up when you look at how the buildings are actually made.
So here is the portfolio first, then the thing that genuinely separates this developer from the rest of the market.
The short version: eight addresses, two already finished
Six are live and taking bookings:
- Sobha Crescent, Sector 63A on Golf Course Extension Road. 3 and 4 bed, 2,277 to 2,966 sq.ft.
- Sobha Aranya, inside the 270-acre Karma Lakelands estate in Sector 80.
- Sobha Altus and Sobha Strada, both in Sector 106 on the Dwarka Expressway.
- Sobha Rivana in Sector 1, the closest Sobha address to central Delhi.
- Sobha Aurum in Sector 36, Greater Noida.
Two are done. Sobha International City is a gated villa community off the Dwarka Expressway, sold out and occupied. Sobha City in Sector 108 is a 39-acre township where fourteen towers have sold and more than 1,100 families already live, with one final phase still on the market.
That last detail matters more than most buyers realise, and I will come back to it.
Most builders assemble. Sobha manufactures.
Here is the part people skim past. A typical developer buys land, appoints a contractor, and then sources everything else. Windows from one vendor. Kitchens from another. Doors, railings, precast panels, each from a different supplier with a different lead time and a different idea of what "finished" looks like.
Sobha does not work that way. It makes its own:
- Interiors, including joinery and fit-out
- Glazing and metal works, so windows and railings come off its own line
- Concrete products rather than buying precast in
This is what the industry calls backward integration, and it is dull right up to the moment it affects you. When one company owns the design, the factory and the site, three things change. Schedules stop depending on a supplier who is late. Finishes stay consistent from the first tower to the last. And when something is wrong, there is nobody else to blame, which has a way of concentrating the mind.

The construction side is in-house too
The manufacturing is only half of it. Sobha also keeps a 250-strong in-house studio of architects, structural engineers and MEP engineers. Design, planning, execution and handover all sit inside the same organisation.
In practice that means the person who drew the detail and the person who has to build it work for the same employer. If a junction does not work on site, it gets resolved rather than becoming a two-month argument between a consultant and a contractor. It is not glamorous. It is the reason site photographs of older Sobha buildings still look the way they do.
Across the group the record is 595 projects and 154.23 million sq.ft. delivered in 28 cities across 14 states, with more than 34,000 homes handed over. Those are Sobha Limited's own published figures, and they are the context for the six NCR projects above.
Two corridors, and they are not the same bet
Sobha's NCR portfolio splits across a few very different locations, and the choice between them matters more than the choice between floor plans.
- Dwarka Expressway, Sector 106. Altus and Strada sit here, a few minutes from where International City and Sobha City went up. It is the corridor Sobha knows best in NCR, and the one with the shortest airport run in the portfolio.
- Golf Course Extension Road, Sector 63A. Crescent is the only Sobha address on Gurgaon's established luxury spine, framed by the Aravallis. It also carries the longest possession horizon.
- Karma Lakelands, Sector 80. Aranya is a joint development, with the homes built inside an existing 270-acre estate rather than on a cleared plot. Nothing else in the portfolio is like it.
- Greater Noida. Rivana in Sector 1 and Aurum in Sector 36 are the Uttar Pradesh side of the book, at entry points the Gurgaon projects cannot match.
If you are weighing one corridor against another, our note on Dwarka Expressway versus Golf Course Extension Road goes through the trade-offs properly.
And then they count everything
Every apartment goes through 1,456 documented checks before handover, run against written parameters rather than someone's judgement on the day. We have written about what that number actually covers in more detail, so I will not repeat it here.
The short point: a figure that precise is only possible because the checks happen against components the company made itself. You cannot audit a window to that standard if you bought it last week from whoever quoted lowest.
Go and look at a finished one
This is the practical advice, and it is the reason Sobha City deserves a visit even if you have no intention of buying there.
Most Gurgaon buyers judge a developer from a sample flat and a brochure. At Sector 108 you can walk through a neighbourhood that has been occupied for years. Look at the lobbies. Look at how the glazing has aged. Talk to somebody who lives there. Then decide whether the same company building Crescent or Aranya is worth the premium.
Very few developers in Delhi NCR can offer that, simply because very few have finished anything here yet.
How to check any of this yourself
None of the above should be taken on trust, including from us. Three things you can verify in an afternoon:
- The RERA number. Every project page here carries its registration. Put it into the Haryana RERA or UP RERA portal and read the committed possession date, the approved plans and any complaints on file.
- The delivered stock. Sobha City and International City are both finished and occupied. Go and look.
- The price. Ask for the current list in writing. Launch pricing moves, and a figure from a listing site three months old is not a quote.
Our note on how to read a RERA number explains what each part of that string actually tells you, which is more than most buyers expect.
What this does not mean
Being honest about the limits:
- Backward integration is not a guarantee of a possession date. Read the RERA registration and the committed date on each project, not the brochure.
- The six live projects have possession dates ranging from April 2028 to March 2033. That is a very wide spread, and it should affect which one suits you.
- Prices move. Every figure we publish is the developer's own current list, and we quote nothing else.
If you want a straight comparison of the six rather than a pitch for one, the projects page puts them side by side with sizes, configurations and possession dates in one table.
